Mumbai: In a major boost for aspiring homeowners in Mumbai, the Maharashtra Housing and Area Development Authority (MHADA) is set to announce a housing lottery for approximately 900 residential units in Jogeshwari. This opportunity has emerged from the redevelopment of the PMGP Colony in the area, offering a significant number of affordable homes for the general public.

Redevelopment of PMGP Colony

The PMGP Colony in Jogeshwari, originally constructed in the 1990s, currently comprises 17 buildings with 942 residential units and 42 commercial premises. The entire land parcel, spread across 27,625 square metres, is now slated for comprehensive redevelopment.

Benefits to MHADA

Under the redevelopment plan, nearly half of the land will be utilized for the rehabilitation of existing residents, while the remaining portion will be developed for sale. Through this sale component, MHADA is expected to generate around 800 to 900 housing units, which will be offered to the public through a lottery system.

Housing Categories and Availability

As per available information, the project will include provisions for both Middle Income Group (MIG) and Lower Income Group (LIG) categories:

Middle Income Group (MIG): Approximately 550 units

Lower Income Group (LIG): Around 300 to 350 units

Rehabilitated residents will receive apartments measuring approximately 450 sq. ft. Units available for sale will range between 450 sq. ft. and 650 sq. ft.

Airport Funnel Zone Restrictions

Given the project’s proximity to the airport, it will be subject to funnel zone regulations. As a result, building heights will be restricted for safety reasons, with structures expected to be limited to approximately 55 to 56 metres.

The total estimated cost of this ambitious redevelopment project is around ₹450 crore.
